<DIV STYLE="text-align:Left;"><DIV><DIV><P><SPAN>A spatial representation of land use. The polygons contained in this feature class were derived from the Oakland County Tax Parcel feature class. Each parcel was categorized by its land use. When a parcel has multiple land uses, the dominant land use is shown. Assessing records and orthophotography were the main sources used to attribute each tax parcel with land use information. The data was collected in August 2024. Key attributes are the land use and key pin (Sidwell number). Land Use stores the Land Use description for each parcel. The Key Pin is the unique Parcel Identification Number (Pin) used to link the parcel to the parcel attributes which are stored and maintained in Oakland County Land Records.</SPAN></P></DIV></DIV></DIV>
The primary purpose of this data is to be used by Oakland County Economic Development, other County departments, and and local communities for planning purposes.

The 2023 version of land use was created using the 2022 version as a primary source. It was assumed that if the Parcel Identification Number and the Property Class Code were equal in both years, then the land use did not change. Thus, only the parcels where a change occurred had to be assigned a land use. To ensure the quality of the land use data, however, several types of property class codes were manually checked again for this update to ensure the assigned use is still accurate. Also, reference data such as the Recreation Land feature class was used to locate misrepresented parcels. The development process consists of three basic steps. First, parcels with property codes that are assumed to relate to a single land use are generally categorized as such. Second, parcels with a property code that is assumed to relate to more than one land use are manually classified using orthophotography, tax parcel ownership, and other resources as reference. Lastly, tax parcels, right-of-way, and hydrography are combined (union) to create a single land use dataset. There are five isolated cases where the land use would be tremendously overstated if the whole parcel was shown in a single use. In these cases, the polygon was split to show the use of the rest of the parcel as vacant. These parcels are: 01-35-300-014, 04-08-200-002, 04-24-100-001, 07-13-301-006, and 14-04-376-002.

The land use information was derived primarily from assessing records and orthophotography. Approximately 80% of the parcels were automatically assigned a land use directly from the Property Class Code assigned by Oakland County Equalization or the local assessor. The remaining 20% were manually classified using orthophotography, ownership information, Recreation Land feature class, Governement facilities feature class, and other miscellaneous reference datasets. Parcels with certain types of used codes were manually verified with orthophotography and other reference during the 2023 update process.

Examples of this category are churches, educational facilities, governmental offices, hospitals, assisted living and skilled nursing care facilities, municipal parking facilities, day care centers, and cemeteries.
Single Family, More than one unit per parcel
Improved parcels having three or less units per building in predominately residential use. There are eight classifications of Single Family that are based on the parcel size (density).
Railroad Right-of-way
Areas improved with a rail system and predominately used for train traffic.
Multiple Family
Improved parcels having four or more units per building in predominately residential use, including apartments, condominiums, row houses, senior living facilities without skilled nursing care, and terraces plus any streets, service drives, and community areas such as yards, clubhouses, and pools. Hotels, motels, campgrounds, and mobile home parks are not included in this category.
Industrial
Improved parcels used predominately for manufacturing or on which materials or articles are processed or semi-processed, but not retailed, including related storage areas, and warehousing. Commercial waste disposal sites, land fill operations, and junk yards are also shown as industrial.
Mobile Home Park
Improved parcels having multiple mobile home structures that are in the nature of a community or "mobile home park" plus any streets, service drives, and community areas such as yards, clubhouses, and pools. A single mobile home structure on a parcel is not classified as a mobile home, but "Single Family Residential."
Extractive
Parcels that are primarily used for surface mining and extraction of materials such as gravel, stone, minerals, ore, soil, or peat.
Recreation/Conservation
Parcels for which the primary purpose is for outdoor recreation or natural area conservation. This may include public or private-owned parks, outdoor sporting clubs, hunt clubs, golf courses, marinas, campgrounds, or areas for which the primary purpose is preservation and conservation of undeveloped natural areas.
Single Family, 10 acres or greater
Improved parcels having three or less units per building in predominately residential use. There are eight classifications of Single Family that are based on the parcel size (density).
Vacant
All parcels not included in one of the above definitions. These are unimproved areas that are not in a committed use and not in a use that is accessory to an adjacent parcel with a use described above.
Transportation, Utility, and Communication
Improved parcels containing above or below-ground utility or communication facilities, including electric and gas generating plants, transmission lines, booster and transformer stations, related storage yards, county drains, detention/retention basins etc. In addition, airports, railroad yards, buildings related to utility companies, such as Detroit Edison, Consumer's Energy, and telecommunications companies, plus Waste Water Treatment Plants and Water Works, are also included in this category.
Single Family, 2.5 to 4.9 acres
Improved parcels having three or less units per building in predominately residential use. There are eight classifications of Single Family that are based on the parcel size (density).
